On August 1st, Jiangsu Province local standard “Technical Regulations for Housing Area Calculation” on real estate mapping will be officially implemented in Kunshan. According to this regulation, the construction area of underground power distribution, fire protection, air conditioning and other facilities can no longer be allocated to the above-ground households, which means that the pool area of some households will be reduced. Recently, in order to improve the professional level of the technical staff of the real estate surveying and mapping company, the Municipal Housing and Construction Bureau specially invited Gao Qiaosheng, the main drafter of the "Technical Regulations for Housing Area Measurement", to train the technical staff of 17 surveying and mapping companies in the city. The Technical Regulations for the Calculation of Housing Areas highlights the calculation rules for the calculation of housing area and the calculation of the total area of the housing. The person in charge of the city real estate transaction center said that in the past, the building area of underground facilities could be allocated to the upper tenants. After the implementation of the new regulations, the underground common area can only be distributed to underground buildings such as underground garages, and the common area on the ground can be distributed to the tenants on the ground. “For ordinary apartment buildings, it may not feel much to reduce these pooled areas, but it is a good news for high-rise integrated building users,” the official said.
